           An ambitious local developer responsible for an $80 million residential and retail development in Bulimba has revealed the details behind a rooftop entertainment area he believes can turn the area around.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Justin O’Donnell from Cielo Property Group is close to starting construction on the three-storey project at 187 Oxford St, Bulimba.

      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Popular eateries La Quinta Mexican and Amante Tapas &amp;amp; Vino have been demolished ot make way for the new project.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Mr O’Donnell recently made changes to the approved development, extending the height of the building from 10.5m to 15.15m.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The new development application was submitted purely for the rooftop area, Mr O’Donnell said.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Mr O’Donnell said it was (technically) not a fourth storey because Council no longer counted rooftops as a level.

      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The project has generated mixed responses from locals, with some believing it would be an exciting addition to the area’s nightlife and others concerned about its scale.

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

           , Mr O’Donnell has now revealed details of the rooftop dining and entertainment area.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “There will be five separate tenancies, a central core lift and an open-air lobby scenario with a central seating area and in each of the five corners you’ll have restaurants,” he said.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           “When you walk out of the lift, that will be your Instagrammable moment with city views.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “It will be a hotshot area but one that’s relatively quiet, similar to Fish Lane in South Brisbane.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “The restaurants will cover all types of dining from medium to high-end dining as well as fine dining.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “There will also be a sort of cocktail area in the middle, a nice and quiet lounge area with only cocktails, similar to Mr Percival’s where you can stop for a drink before going on to one of the restaurants.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Mr O’Donnell, a Bulimba local, said the area was “starving” for something to happen, with the only regular entertainment venue being the iconic Oxford 152.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ”Every tenancy comes and goes, there’s no catalyst development in the area,’’ he said.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “I’m a local and I want to go somewhere decent to enjoy some good food and drinks.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “There’s just nothing dragging people to the area, but there’s so many destinations outside of Bulimba that people go to.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “We want to attract people from outside and keep people from within the area so they’re spending their money here.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Mr O’Donnell said most of the feedback was overwhelmingly positive.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           One resident, who supported the project, said Oxford St was “well overdue for a refresh”.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “We need locations to drink/eat and this extra level of rooftop dining will provide just what is missing,” they said in a Council submission.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “Businesses along Oxford St come and go because there is no anchor development to
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           draw people to the area.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “The benefits this development will bring to the area will far out weight any additional traffic.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Mr O’Donnell said there would be more announcements for the precinct in the coming weeks and said they should be ready for a grand opening in mid-2025.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “If you build it, they will come, that’s my belief,” he said.

           Two rooftop restaurants with city views are proposed as part of revised plans to bolster the financial viability of an approved inner-city Brisbane mixed-use project.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Developer Cielo Property Group has amended its scheme for a 3085sqm site at Bulimba, about 9km north-east of the CBD.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As well as incorporating two “high-quality” restaurants, two function rooms—“suitable to host business conferences, weddings, private parties, awards ceremonies and seminars”—also are proposed for the roof terrace, which would create a fourth storey component to the design.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Under the amended plans, the building’s gross floor area has been increased from 6472to 7361 square metres.
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           To facilitate floor-to-ceiling clearances that “better align with the requirements of future commercial tenants” across the office space on levels 1 and 2, the overall height of the proposed building also has been increased from 10.5m to 14.9 metres.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           The local council’s strategic focus on inner-city growth “aligns with the broader objective of this project to enhance the liveability and vibrancy of this part of Bulimba by providing for an integrated mixed-use commercial offering which revitalises the site and Oxford Street”.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Additionally, the planning and preparation for the Brisbane 2032 Olympics had progressed significantly since the original development approval was granted, a report said.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Three basement levels would provide 241 carparking spaces and 82 bicycle parking spaces.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Cielo has teamed with Bulimba-based architect Milton Zietsman from Z Architects on the project with the proposed changes not affecting the approved building envelope.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A number of low-rise retail tenancies and a three-storey block of nine units would be demolished to make way for the mixed-use development.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The project is the latest in Cielo’s ongoing revitalisation plans of the suburb to bring it in line with other premium shopping strips, including Fortitude Valley’s James Street and West End’s West Village.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           Bulimba’s Oxford Street is soon to undergo an impressive transformation, thanks to visionary developers Cielo Property Group. Due to kick off in late 2023, the project has just announced its first tenant – beloved purveyor of fresh provisions, Harris Farm Markets.

           Spanning 3081 sqm along Oxford Street, the development is set to revitalise the roundabout end of the lifestyle precinct, injecting some much-needed new life into the leafy strip. This is not Cielo Property Group’s first Bulimba project – the developer is responsible for high-end residential developments including The Belvedere and Elysium Bulimba, renowned for their striking facades. Meticulously designed by Bulimba local Z Architects, the three-storey retail and commercial development will juxtapose soft curves and arched features with clean lines and brickwork highlights. “We’re thrilled to add a playful touch to Oxford Street’s rich history and lively street culture,” says architect Milton Zietsman. “Our design weaves a story through its structure, making it a true part of the vibrant street scene.”

The boutique grocer will occupy 90 percent of the development’s ground floor, with more retailers to be announced for the second and third floors. Cielo Property Group has confirmed that other deals have been finalised for the remaining tenancies and will be revealed in the near future. The development may also gain an exciting rooftop addition, pending council approval.

           The South East Queenslander developer, Cielo Group, has lodged plans for a boutique mixed-use project in Brisbane's Bulimba.

    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

      &lt;span&gt;&#xD;
        
            The three-level development 360 Riding Road, Bulimba, has been designed by Cielo's go-to architecture firm, Zarchitects, who recently designed Cielo's
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="/bloom"&gt;&#xD;
      
           Bloom Bilinga
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
           , their debut project on the Gold Coast.

    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The Bulimba development will have just eight two-bedroom apartments and six three bedders.
           &#xD;
      &lt;br/&gt;&#xD;

           According to the group, the design seeks to balance stone cladding, render and concrete elements in white and grey tones with fine timber batten screening and glazing.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “The form incorporates curved slabs and walls where possible for a softened visual impact," Zarchitect noted in their supporting documents in the application to the Brisbane City Council.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           "The balcony edges flute in a wave pattern along the frontages, to create a visually interesting built form and enhance articulation on long elevations."

           The project will activate the corner on the prominent Bulimba roundabout location with one 100 sqm ground floor retail café tenancy located featuring both indoor and outdoor dining.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           A large rooftop deck will crown the building, split into a residents rooftop communal area as well as a 400 sqm rooftop public bar, which will feature a swimming pool with pool bar, pool deck, booths and dining tables, with seating areas incorporated to maximise vistas of the nearby Brisbane River.

           They came up with Bloom, a nine-level building with nine whole floor apartments. They created the three-bedroom plus multi-purpose room apartments with a laid back coastal luxury design. Each of the three bedrooms have their own walk-in wardrobes, while the master also has an ensuite.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The apartments have been oriented to face the beach, with the open plan kitchen (which features a dedicated bar area), living and dining space, opening to an east-facing balcony. The majority of the apartments have views over the beach.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Cielo's Justin O'Donnell said the product was designed to be suited to a wider range of buyers that what has generally been on offer just south in Kirra.

           "We might not be offering that beachfront product, but the fact is we're only 200 metres to the sand, and are offering something equal in the high-level of finishes and interiors, without the beach price point, which seems to be attracting a lot of buyers."
